Camden Property Trust (NYSE:CPT) is one of the largest multifamily companies in the nation. WE own, develop and manage high-quality apartment homes across the lower half of the United States. Camden was founded in 1982 by two individuals who believed that by creating a Company based on a set of core values they could create long-term value for their customers. Originally focused on high-rise condominiums, we purchased our first apartment community in 1987 in Houston, Texas. In 1993, the founding partners, Ric Campo and Keith Oden, took the Company public and proceeded to expand the organization through three strategic mergers and the development of more than $1.3 billion in Camden flagship communities. Since Camden's initial public offering in 1993, we have grown from 310 employees and 6,000 apartments in Texas to the nearly 2,000 employees and almost 70,000 apartments nationwide that it has today. The Company's FFO per share has grown from $1.86 in 1993 to $3.47 in 2005; the dividend from $1.60 to $2.64 in 2006; and the stock price has more than tripled from $22.00 in 1993 to an all-time high of $78.34 on September 13, 2006. Camden Property Trust owns interest in and operates 185 communities, consisting of 63,449 apartment homes, geographically dispersed throughout the Mid-Atlantic, Sunbelt and Midwestern markets from Washington, D.C. to Los Angeles. Through the ownership of land parcels and development rights in promising markets, we are uniquely prepared for future growth. Our development pipeline is substantial, with over $1.4 billion in current and future projects. Upon completion of thirteen communities under development, our portfolio will increase to 67,911 apartment homes and 198 communities.
